Project Description

The development is situated in Carnoustie, close to beaches and world championship golf course. Homes not overlooking the 'village green’ community open space, enjoy an aspect to the golf course. Care was taken to ensure all residents have a visual connection to the beautiful surroundings.

These thermally high performing affordable homes comprise of 24 two bedroom apartments within two blocks of four storeys. Private homes are a mix of seven house types with varying accommodation to suit a range of residents, including those with differing spatial needs.

The site is located close to a railway line, requiring engagement with Network Rail. The location and building form were specifically selected to ensure the levels of internal acoustics complied with World Health Organisation limits.

Sustainable Homes

The buildings are designed to 'fabric first’ Silver Aspects 1 and 2, with an emphasis on a highly insulated envelope to deliver superb energy performance. These homes have enhanced thermal properties and have realised a 21% reduction in carbon dioxide emissions. The low maximum demand for space heating is 40 kWh/m2 for the houses and 30 kWh/m2 for the flats.

Community Engagement

Extensive community engagement was undertaken in partnership with Carnoustie Development Trust, including a well attended public consultation event. Ogilvie ensured client KPIs were achieved by delivering a successful handover within time, budget and quality.

Safety

A key priority for this project were safety (both general construction safety and risks relating to the adjacent railway line). Failsafe ensured safe working practices on site and any interface with the Network Rail was managed carefully through extensive engagement.

Accessibility

Fully wheelchair accessible units are incorporated on the ground floor. Accessible entrances are provided to all dwellings, and wheelchair users have full access throughout the site.
